October 2023 Real Estate Ramblings

  Where are all my Fall People at? It's Sweater Weather, baby (well, I mean it's coming. Eventually)! Time for all of us Autumn loving peeps to break out our pumpkin spice, decorate everything like a Goth dorm room, and get ready to sit by our sad little mud puddles as we embrace our favorite time of the year!
In honor of my favorite season, and the promise of a few days of PERFECT WEATHER, here’s a couple things for you-
1) Jamison’s totally awesome playlist of Songs You Don’t Know that are perfect for Fall:
“Big Sky Country” by Chris Whitley (Works best driving w/top down, blue skies, and open road)
“The Diamond Church Street Choir” by The Gaslight Anthem (For me, Fall brings out a lot of nostalgia and wistfulness. This song does both in spades. Best played at night while driving)
“So What” by Miles Davis (Coffee shop headphone music. Make sure you’re staring out a window while it rains. Preferably in a place that smells like old books)
“Rainy Day, Dream Away” by Jimi Hendrix (Just vibe to it. Anywhere, anytime. Doesn’t matter.)
“Dead Leaves and the Dirty Ground” by The White Stripes (When you want to add a little distortion and grime to your personal pumpkin patch.)

 So how’s the market? Our answer is it depends on who you’re working with. Who you work with matters, and a lot 
of buyers and sellers are learning that the hard way this year.  Look, we get it. 2023 hasn’t been the easiest market 
for people that remember 2019-early 2022. Even a lot of agents have been openly complaining on social media that 
times are hard right now.  Their sellers are having to pay more of the buyers closing costs and the homes are sitting 
on the market for what seems like a long time. 
Here’s what WE are doing in the market RIGHT NOW:
  •  Our sellers are selling for 6% OVER average sales price in every county we’ve listed.
  •  Our sellers AREN’T having to pay buyer’s closing costs.
  •  Our buyers ARE paying under asking on average and ARE getting closing costs assistance when needed. 
Now I can’t promise that will be the case with everyone we work with, but it’s happening more often than not.
HOW ARE WE DOING THIS? Because we’ve trained for this market. We’ve been preparing for it since April of last 
year. We pivot and we adapt. And honestly- we’re ahead of the curve when you compare us to the Average Real 
Estate Agent. When the time comes, and you need our services- call us first. We’re happy to share our secrets of 
how we are still winning in 2023 and how we’re already preparing to win next year!
